Mezzanine capital is supplemental financing provided in addition to traditional bank debt and equity. Mezzanine capital can be structured as debt or preferred equity, and is structured to meet the specific financing needs of individual projects and borrowers. Mezzanine enhances borrower’s equity returns, and provides cost effective financing to bridge property specific events prior to asset stabilization or exit.

Unlike traditional lenders or bond issuers, Hybridge can underwrite the potential upside in a project regardless of in place cash flow. This allows us to offer higher levels of financing than traditional banks and take subordinated security (e.g., share pledges and/or parent company guarantees).

Hybridge is focused on absolute returns rather than debt service coverage ratios and LTVs. As such, we can tailor financing solutions to match the borrower’s needs and the project’s ability to pay current debt service.

If the borrower is motivated and the required information is readily available, the entire funding process may take as little as three weeks from the time of introduction.
